Spotting the sign for Brackman Road, your gaze will be drawn up the gravel driveway to the pretty white farmhouse perched near a bucolic red barn. The level area surrounding the house has been lushly landscaped, and the front porch is the go-to spot for relaxing with your cool drink and gazing out at the exceptional sweeping views of distant hills.
Railroad tie steps lead down through the grasses and by the apple tree to the cool clear waters of the ten foot deep, swimmable pond. A generous deck juts out into the pond and provides a dramatic spot for dining at the table with umbrella. Steps from the deck provide a very civilized entrance into the spring-fed pond.
The old farmhouse was gut renovated in recent years, and is very comfortable yearround. The well-organized kitchen has a large walk-in pantry, and the living room, which boasts an upright piano, has an easy-to-use gas fireplace, which provides instant ambiance and extra warmth in cooler seasons.
On the ground floor is the pretty full bathroom, which has a white tiled tub/shower. Next to that is the owner's office. The other two bedrooms are upstairs (one queen, one full), and are bright and comfortable. There is a handy half bath upstairs as well.
The property is twenty-two acres of meadows and woodland, and is adjacent to another 150 acres of State land that is party of the Catskills' "forever wild" park.
