This mindful renovation includes the main house, sleeping 7, and two newly renovated guesthouses, sleeping 2 and 3 respectively. The property is located just a few miles from the Delaware River and is set on 15 private acres with a swimming pond.
The owners have maintained the main house’s traditional post and beam frame while enhancing the property with rustic artistic flourishes and modern comforts throughout. The open floor plan on the main floor centers around a great room with a giant fireplace and huge barn doors that lead out to a bluestone patio. Stained-glass pocket doors lead to a modern chef’s kitchen with wraparound windows offering stunning views as the sun sets over the valley. There are two large bedrooms upstairs, one en suite with a private deck and one with an extra walk-in closet with twin bed (likely suitable for one child), plus a third guest room also on the 2nd floor.
And the ground floor is not to be overlooked! Locate the open layout wood stairwell in the great room leading down to the lower floor, and you’ll find a recently renovated sauna with built in shower. There are additional full and half bathrooms located on this lower level as well. There are three fireplaces at the main house, including one outdoor fireplace on the bluestone patio.
Two charming guesthouses offer additional sleeping space as well as unique lodging experiences. The Studio is a recent milk shed renovation with a shower and sink, featuring a queen size bed, sleeping 2. The Studio is heated and suitable for chilly weather.
The Guesthouse is set between the barn and the pond with a rustic fireplace and wraparound windows. A queen size bed sleeps 2 and an additional twin in the loft is a cozy spot for a 3rd. The Guesthouse is the most rustic of the lodging options with only a fireplace for heat - likely best for warmer months, though our heartier guests are certainly welcome to rough it during chilly weather!
Continue to explore the grounds, including a rustic treehouse, hammock and swimming pond. Please note that guests will see an old farmhouse immediately upon entering the driveway. This is a vacant tear-down, but keep driving up the driveway to reach MILK BARN in all its glory.
Though it may take you the whole weekend to explore the property itself, should you need to venture out you’ll find yourself centrally located. MILK BARN is convenient to all that the Catskills and Delaware River Valley have to offer. You’re just 10 minutes to Callicoon’s wine shops, breweries and the oldest operating movie theater in the region. Or drive just 30 minutes in any direction (Bethel, Narrowsburg, Jeffersonville, Livingston Manor) for farm-to-table restaurants, hiking or the best antiquing the region has to offer.
